Hubbard Road runs east-west across the top of Kuna and strings together the city's most expensive new housing. Patagonia, Ledgestone and Ardell Estates all take access from it, and the homes are large enough, and tall enough, that most of their glass is genuinely out of a homeowner's reach.
The plans off Hubbard run to the upper end of what Kuna builds. Patagonia spans 150-plus acres with around 450 lots and homes from 1,573 to 3,864 square feet, reached by heading east on Hubbard from Meridian Road and north on Magellan. Ledgestone is roughly 253 lots across 60.85 acres west of Locust Grove and south of Hubbard, with plans from 1,364 to 3,250 square feet and entrances off Stroebel Road and North Moon Shadow Avenue. Homes that size carry two-story entry glass, tall stairwell windows and upper bedroom panes over landscaping you cannot set a ladder into. The reachable ground floor is rarely why anyone calls us on this road.
These are amenity subdivisions and the water bill shows it. Patagonia has two planned community pools, park, playgrounds and walking paths. Ledgestone runs a 2,000-foot pathway along Mason Creek plus a central park with gazebo, picnic areas and a half-basketball court. Every bit of that is irrigated with untreated Boise-Kuna canal water, and homes adjacent to a pathway or common area take HOA sprinkler spray in addition to their own. If your mineral spotting is worse on the side facing a greenbelt or pathway than on the street side, that is the reason, and it is worth checking before assuming your own system is at fault.
Ledgestone's pathway follows Mason Creek, which is a genuine drainage rather than a landscape feature, and homes along it get a mix that the interior lots do not: more insect pressure in summer, more organic debris in gutters, and higher humidity right at the house, which helps algae and mildew get a start on north-facing siding. That is a house-washing conversation as much as a window one. Soft-washing at low pressure handles it. Pressure washing siding at high PSI drives water behind lap joints and is the wrong tool, which is worth knowing before someone quotes you one.
Ledgestone's build-out was scheduled to finish around 2025 to 2026, and Patagonia at 450 lots is a multi-year proposition. Practically, that means some phases along Hubbard are finished and settled while others are still taking concrete trucks daily. Which one you are in should set your cleaning interval. Finished-phase homes with established landscaping can stretch comfortably. Homes with an active lot across the street are dealing with cement dust continuously and want a tighter schedule until it is done.
Windows start at $199 by pane count, screens are +$50, gutters start at $199 by linear footage. On large Hubbard Road homes the pane count runs higher than a tract house, but large fixed panes cost less per square foot than many small ones, so the number is usually better than people guess.
