The plans off Hubbard run to the upper end of what Kuna builds. Patagonia spans 150-plus acres with around 450 lots and homes from 1,573 to 3,864 square feet, reached by heading east on Hubbard from Meridian Road and north on Magellan. Ledgestone is roughly 253 lots across 60.85 acres west of Locust Grove and south of Hubbard, with plans from 1,364 to 3,250 square feet and entrances off Stroebel Road and North Moon Shadow Avenue. Homes that size carry two-story entry glass, tall stairwell windows and upper bedroom panes over landscaping you cannot set a ladder into. The reachable ground floor is rarely why anyone calls us on this road.

Amenity Water Is the Dominant Stain Source

These are amenity subdivisions and the water bill shows it. Patagonia has two planned community pools, park, playgrounds and walking paths. Ledgestone runs a 2,000-foot pathway along Mason Creek plus a central park with gazebo, picnic areas and a half-basketball court. Ledgestone's pathway follows Mason Creek, which is a genuine drainage rather than a landscape feature, and homes along it get a mix that the interior lots do not: more insect pressure in summer, more organic debris in gutters, and higher humidity right at the house, which helps algae and mildew get a start on north-facing siding. That is a house-washing conversation as much as a window one. Soft-washing at low pressure handles it. Pressure washing siding at high PSI drives water behind lap joints and is the wrong tool, which is worth knowing before someone quotes you one.

Why is the greenbelt side of my house worse than the street side?
