CBH built it out off the northeast corner of Ustick and Meridian Road between roughly 2003 and 2007, the streets are landscaped, and the trees planted with the houses are twenty-plus years old now. So the problem here isn't fresh silt off a graded lot. It's age. The original builder-grade gutter is near the end of its clean-draining life, the sprinkler systems have been throwing hard water at the same lower panes for two decades, and the vinyl window tracks have collected twenty years of grit. A brand-new north-Meridian tract doesn't have those problems yet. Sundance does, and they're the reason a quick wipe-down off a pole doesn't get this glass truly clean.
Sundance runs on pressurized irrigation, the untreated Boise River canal water piped along the back lot lines and thrown by the sprinkler heads. On these compact CBH lots the heads sit close to the house, so every watering cycle from April through mid-October sprays the ground-floor windows, the vinyl frames, and the cultured-stone or brick wainscot. That water is silty and hard. It dries to a gritty tan-to-white film that a garden hose only spreads around, and after twenty years of it the lower panes are where the buildup is worst — the same glass you actually look through from inside.
