Why This District Stains Differently Than a Subdivision

Most hard water calls we run come from subdivisions where one irrigation system went in across the whole development in a single year, usually with HOA-run common landscaping on a shared controller. Every house on the street stains the same way, so one look tells you the block. Surel Mitchell doesn't work like that. These parcels were developed one at a time over a couple of decades, most of them watering off Garden City's old gravity ditch rights rather than a subdivision-wide pressurized grid, and there's no common-area system aiming heads at anybody's glass. What that leaves is a patchwork. One lot has hand-set impact heads throwing across a gravel strip, the next runs drip in raised planters and never touches a window, the next waters by hose. Two buildings on the same block can be years apart in stain severity for that reason alone, which is why we quote these building by building instead of by street.

Full-Height Glass Puts the Whole Pane in the Spray Arc

On a typical Garden City ranch the sill sits about thirty inches off grade, so overspray only ever reaches the bottom foot of glass and the frame catches most of it. Storefront glass in this district runs nearly to the slab. That puts the entire lower half of the pane inside the arc, and on a breezy afternoon the mist off a head aimed at a street tree carries eight or ten feet up onto glass nobody expects to be affected. Then add what comes down from above: the corrugated and standing-seam metal panels on these buildings shed a mineral and rust film off their seams every time it rains, and gravity runs it straight down the face of whatever glass sits below. Loading from two directions on the same elevation is normal here, and it explains staining at heights that would be impossible on a house.

South and West Elevations Take the Worst of It

The south and west glass is always the hardest on these buildings, and it isn't because those sides get more water. It's because they dry fastest. When overspray flashes off in direct afternoon sun, the mineral has no time to run off the pane and concentrates in place, bonding tight to the glass. The same droplet on a north-facing window sits longer, spreads out, and leaves a thinner film that a normal cleaning lifts right off. Street-side glass along 36th and toward the Adams Street row takes a second hit of road film and Chinden grit that binds into the mineral layer and makes the haze read darker than the actual deposit is. When we walk a building we work the south and west first, and we'll often quote those elevations at a different severity than the shaded sides of the same structure.

The Wet Test: Is It Deposit, or Is It Etch?

Before you pay anybody to remove hard water stains, run this test yourself. Hose or spray the glass and look at it while it's still soaking wet. If the cloudiness disappears under the water and comes back as it dries, the mineral is sitting on the surface and it comes off. That's a straightforward job. If the haze is still visible while the glass is wet, the mineral has leached into the silica and you're looking at etch, not deposit. No chemical brings etched glass back. That takes slow mechanical polishing with cerium oxide, and on tempered panes or glass with an exterior coating we won't polish at all, because it distorts the surface and you'll see the waviness from the sidewalk. We'd rather tell you that standing at your building than take the money and hand back cloudy glass.
