The build type here is the whole story: tall wide panes running floor to ceiling at street level the way a gallery front would, with corrugated or standing-seam metal panels above or beside them. That means more panes per building than the square footage suggests, narrow side clearances between neighboring structures, and often a loading or garage bay cutting into what would be yard space. For lighting, the key constraint is that a ladder should not be braced against metal siding, and runs cannot be fastened through panel — so upper work is pole and planned reach, and attachment happens at the roof edge or parapet rather than into the cladding.

A district that is half business, half residence

Live-work means the same building is somebody's studio and somebody's home, and the scheduling reflects that. An install that suits a gallery's open hours during First Friday traffic is different from one that suits a resident. We ask at the walk-through which the building is on any given day and set the window accordingly, including the January takedown. For buildings with multiple tenants or a shared exterior, it is worth confirming who authorizes facade work before the quote rather than after.

Clips and proper anchors — nothing driven into the building

Nothing gets stapled, nailed or glued to your building. Parapet edges, sign bands and entry canopies take clips and purpose-made anchors matched to the edge detail we find on site. On flat and low-slope roofs there is usually no hung gutter to clip to at all, so runs get seated at the roof edge or parapet cap without blocking a scupper or internal drain — a blocked drain in a freeze-thaw week is a far more expensive problem than a dark light section. Installs and takedowns can be scheduled before open hours so the ladder is gone before your customers or tenants arrive.

What a commercial quote covers

The quote covers commercial-grade LED strands supplied and cut to your building, installation, mid-season fixes if a run goes dark mid-December, January takedown, and off-season storage. For tenants and property managers that means one invoice and no equipment to account for at year end. Install windows can be set before open hours, and we will work around a tenant improvement or a delivery schedule if you tell us about it at the walk-through. We do not do animated displays or interior decorating — edges, entries, sign bands and trees, done cleanly, is the scope.

Scheduling around your hours

Book in October if you want the display up for the first shopping weekend after Thanksgiving; commercial routes fill even earlier than residential ones because the install has to fit your hours rather than ours. Before-open installs are normal for us. Mid-season fixes are included — a dark run over an entry on a Friday night is our problem to solve, not something you should be pricing out in December. Takedown happens in January, on a schedule set around your traffic, and the set goes into our storage until next year.
