Why it is the north wall, and usually needs a helping hand

North elevations get the least direct sun, so they stay damp the longest after rain, fog or morning dew. Algae needs sustained moisture and shade, and the sunny walls of a house here dry out too quickly for it to establish on their own. What is different about this region compared with a humid climate is that ambient dampness alone rarely does the job: Treasure Valley gets roughly eleven to twelve inches of rain a year, which is not enough by itself to keep a north wall wet for weeks at a stretch. Almost every genuinely green north wall we see has an added moisture source doing the real work, usually a sprinkler head clipping the base of the wall, a downspout discharging against it, or dense shrub planting holding humidity right against the siding.

It is alive, which changes everything

Algae anchors into the surface texture of siding rather than sitting loosely on top of it. Removing the visible layer without addressing the organism leaves what regrows, which is why a wall that was blasted clean in April is green again by August. The growth was never actually killed, just the part you could see was knocked off.

Why pressure washing is the wrong tool

Beyond leaving the root structure behind, high pressure forces water behind the siding. On vinyl it goes up under the courses at the laps, on stucco and fiber cement it drives into the surface pores, and the trapped moisture creates a worse problem months later, once it is out of sight inside the wall assembly. On a wall that is already damp for other reasons, adding pressure-driven moisture behind it is the last thing that helps.

What soft washing does, and why the rinse matters

Soft washing applies a cleaning solution at low pressure that kills the growth itself, then rinses gently. Because the organism is treated rather than just knocked off, the result lasts through a season instead of weeks. Runoff care matters here too: an appropriately diluted solution rinsed down correctly does not harm the grass, shrubs or garden beds directly beneath a north wall, which is exactly where the moisture-loving plants people put in shaded beds tend to live. It runs $0.18 per square foot and is safe on vinyl, stucco, fiber cement and painted surfaces when handled correctly.

When cleaning is not enough

On painted wood siding, algae that has been established for years can hold enough moisture against the surface to compromise the paint's adhesion underneath it. If the paint is already peeling, bubbling or lifting once the growth is cleared, that is paint failure, not a cleaning problem, and no wash restores adhesion that has already let go. That wall needs prep and repaint, and we will say so rather than cleaning it again and calling it solved.
